Garage Cleanout Before You Sell: A Jacksonville Beach Guide

If you are selling, the garage is the room that tells buyers whether the house was looked after. It is also the last room anyone deals with, because it is where everything got pushed while the rest of the house was being staged.

At the Beaches that problem is bigger than it sounds. Florida homes are built on slabs, so there is no basement. The garage does the job of a basement, a workshop and a storage unit at the same time. This guide covers how to get it cleared before the listing goes live.

Why the garage matters to buyers here

A garage near the ocean is rarely just parking. Buyers are picturing surfboards, bikes, paddleboards, beach chairs, a golf cart and maybe a second fridge. When they open the door and see a wall of boxes, they cannot tell how big the space is, and they start wondering what else in the house was put off.

An empty garage photographs larger than a full one. It also lets a buyer and an inspector see the floor, the walls, the water heater and the electrical panel without moving anything. That is worth more than most staging.

Book it before the photographer, not after

Listing timelines move fast. Photos get scheduled, a sign goes in the yard, and the garage turns into a two-day problem with a one-day gap. A few things keep that from happening:

If your listing date is fixed, say so when you call. The date is the most useful thing a scheduler can know.

What a beach garage usually holds

Salt air is hard on anything stored near the coast, and garages here show it. The usual list:

Most of this is not worth moving and not worth selling. Metal gets recycled, usable furniture and household goods get routed to donation where a center will take them, and the rest goes to licensed disposal. A working appliance is worth mentioning, because it has a better chance of a second home if we know it runs.

What a junk removal crew cannot take

Garages are where the hazardous items live, and those are the exception. We cannot load wet paint, solvents, gasoline, motor oil, pool chemicals, propane tanks or anything with asbestos.

Paint that has fully dried out is usually fine. For everything else, check with your county's household hazardous waste program for where and when to drop it off. Rules and schedules change, so confirm before you load the car. If you are not sure about something on a shelf, send a photo and we will tell you straight.

How the cleanout works

  1. Free on-site estimate. We look at the garage with you, check where the truck can park, and ask what is staying.
  2. A flat price before anything moves. You know the number first. If it does not work for you, there is no obligation.
  3. You point, we carry. You do not lift anything or drag anything to the curb.
  4. We sweep the floor. An empty garage with a swept floor is what the photographer needs.
  5. We sort the load. Donation and recycling first, licensed disposal for what is left.

A typical one-car or two-car garage is usually a same-day job. What slows it down is not the amount. It is items that need separate handling, or a garage packed so tightly that the crew cannot get past the first few feet.

What it costs

Every job starts at our $150 minimum, and the price goes up with volume and labor. You get a flat number at the free on-site estimate, before anything is loaded. There is no hourly meter and no surprise at the end. Our pricing page explains what drives the number.

Condos, townhomes and HOAs

Not every home at the Beaches has a private driveway. If you are in a townhome or condo community, tell us about shared drives, parking rules, gate codes and any hours your association limits work. Check with your HOA or building manager before the day, since those rules belong to them and they vary by community.

Selling a home at the Beaches?
