When an office moves, renovates or closes, the old furniture becomes the thing standing between you and the next step. It is too big for the dumpster behind the building, too used to sell quickly, and too heavy for your staff to carry.
This is a practical guide to office furniture removal at the Jacksonville Beaches: what to line up before the crew arrives, what we take, and how to keep your lease handover on schedule.
When offices call
Most commercial furniture jobs come down to one of four situations:
- A lease is ending. The suite has to be handed back empty, and the date is not flexible.
- A renovation is starting. The contractor cannot begin until the old furniture is out.
- The office is getting smaller. Fewer desks, less storage, and a room full of surplus.
- The furniture is being replaced. New pieces are arriving and the old ones have nowhere to go.
In every case the furniture is in the way of a deadline. The earlier you call, the easier that deadline is to hit.
What we take
Our commercial and office cleanouts cover the usual contents of a suite:
- Desks, including L-shaped and sit-stand desks
- Cubicle panels and workstations, taken apart on site
- Office chairs and reception seating
- Conference tables
- Filing cabinets and storage units
- Shelving and bookcases
- Break room tables, chairs and appliances
- Monitors, printers and other electronics
- Boxes, old signage and general clutter
Large pieces get broken down where they sit, so they fit through the door and the elevator without marking the walls.
Sort these out with your building first
Commercial buildings have their own rules, and we would rather you ask than guess. Before the day, check with your property manager or landlord about:
- Elevator use. Whether there is a freight elevator and whether it needs to be reserved.
- Loading and parking. Where a truck can sit, and for how long.
- Work hours. Some buildings limit move-outs to certain times.
- Insurance paperwork. Many buildings want a certificate of insurance before a crew starts. We are licensed and insured, and we can send a COI on request. Ask for it a few days ahead so your manager has it on file.
- Handover condition. What your lease says the suite has to look like when you return the keys.
Parking is the detail that gets missed most. Near the ocean in Jacksonville Beach, and in the busier parts of Ponte Vedra Beach, a spot close to the door is not a given. Tell us what the parking looks like and we will plan around it.
Before the crew arrives
A few things only you can do:
- Clear the files. Empty the cabinets and deal with anything confidential. We haul furniture and equipment. We are not a document shredding or data destruction service.
- Handle the data. Have your IT person wipe or remove drives from computers, copiers and printers before they leave the building.
- Check the leases. Copiers, water coolers and some phone systems are often leased. Make sure a piece is yours before it goes on the truck.
- Mark what stays. Tape or a sticky note on anything that is moving with you is enough.
Where the furniture goes
We sort every load. Usable desks, chairs and cabinets go to local donation where a center is accepting them. Office furniture is harder to donate than household furniture, so we will not promise that every piece finds a second home. Steel filing cabinets, desk frames and shelving go to metal recycling. Electronics go to a licensed recycler and not into the general waste stream. What is left goes to licensed disposal.
If your office has a real pile of metal, such as racking or old equipment, see scrap metal removal. More on the sorting in our post on where your junk actually ends up.
Home offices count too
Plenty of offices at the Beaches are a spare bedroom. A single desk, a heavy filing cabinet, an old printer and a chair that lost its lift are a quick job, and they fall under our furniture and mattress removal service. If the desk went up the stairs in pieces, it will come down the same way.
What it costs and how fast
Office furniture removal starts at our $150 minimum, which covers a few pieces or a small pile, and goes up with volume and labor. Stairs, long hallway carries and taking cubicles apart all count as labor, and the quote reflects that before we start.
Estimates are free and on site. You get one flat number before anything is loaded, with no hourly meter. For a full suite, a walkthrough ahead of time is the right way to do it, so the crew size and the truck space are planned around your move-out date. Smaller jobs can often be done quickly, and same-day service is sometimes available. Our pricing page explains what drives the number.
Property managers and contractors
If you manage commercial or residential space at the Beaches, see property management cleanouts and tenant turnover services. If a build-out follows the cleanout, we also handle construction debris removal, and our guide to construction debris removal in Jacksonville Beach covers how that works on an active site.
