Then there's the other Neptune Beach. Established streets with cottages and homes that have been lived in for decades — some passed down, some just held onto a long time. Those jobs look nothing like a rental flip. They're garages. They're attics. They're forty years of a life that needs sorting.

Rental turnovers near Beaches Town Center
If you own or manage a rental near the ocean, you already know this season. If you're new to it, here's the honest version.
What gets left behind is remarkably consistent. Couches — always couches, usually the heavy kind that took four people to get in the door in the first place. Mattresses and box springs. Mini-fridges. Patio furniture that lived in the salt air a season too long. Particleboard desks and dressers that won't survive another move. The occasional TV nobody claimed.
None of it is anybody's fault. It's just the math of a short-term rental. It ends up in a pile.
Timing a turnover
The advice we give every Beaches landlord who asks:
Call before you need us, not after. The busy stretches fill up. We're often able to do same-day, but "often" isn't "always," and the week a lease ends is exactly when the schedule tightens. Book ahead and you're not guessing.
Get us in before the cleaners and painters. Empty room first, then everything else moves faster. Trying to paint around a futon is a bad afternoon.
Do the whole building at once if you can. If you've got several units turning the same week, one visit beats four. Tell us up front and we'll plan the truck for it.
Check the rules — don't assume. Curbside and bulk pickup rules aren't something we're going to state for you here, because they change and we'd rather you get it right. Check with the city or your HOA before you put anything at the curb. When we haul it, that question goes away entirely — it leaves in our truck.

Family-home jobs: garages, attics, lanais
The other half of our Neptune Beach work happens in cottages and homes that have been lived in a long time.
Garages are the big one. Beach-town garages collect things — the beach gear, the exercise bike, the boxes from the last move, the dehumidifier that quit years back. We do garage cleanouts constantly around here, along with lanais that turned into storage and attics.
Attics are their own thing — hot, tight stairs, awkward angles, and brutal in a Florida summer. You don't carry any of it. That's the point of calling us.
And when it's a bigger situation — a parent's house, a lifetime of belongings, or a home that's gotten away from someone — we handle estate and hoarder cleanouts with patience and zero judgment. We've done a lot of these. Nobody gets a lecture from us.
Furniture, appliances, and hot tubs
Single-item pickups are some of our fastest jobs. One couch, one mattress, one fridge — in and out. We do furniture and mattress removal year-round, and appliance removal right alongside it.

Yard waste and storm debris
Neptune Beach gets weather off the Atlantic, and after a real blow there's brush, palm fronds, and downed fence sections everywhere. We're out clearing all of it. Same for deck boards, screen-enclosure frames, and whatever the last landscaping project left behind — that's yard waste removal.

Near Beaches Town Center and the ocean blocks, the streets are tight and the driveways are tighter. Parking is the whole puzzle — tell us where the truck can realistically sit and we'll work with it.
